It displays what documents you need in order to buy the property you want, and therefore it cannot help you in finding nor in choosing the property of your dreams. It can help you only ONCE you have already gone through the process of selection and maybe you have already visited the property. Once you find a property you like, THEN this guide helps by telling you what steps are to be followed in the buying process in Italy and Spain and what you need to do in order to take those steps.
